Property Manager Brand New Lease Up

The Role: The Lease- Up Property Manager participates in the formation and implementation of the property's marketing strategies as well as maintaining a harmonious community and resolving resident issues. Responsibilities include but are not limited to:
- Overseeing the daily operations of the community
- Active participant in all leasing functions
- Ability to read P&L reports and address discrepancies
- Report NOI to management
- Manage vendor accounts and invoices
- Generate and maintain team schedules
- Provide guidance, mentorship, support, and discipline (including terminations) when necessary
- Disseminate communication to team members as specified from corporate directives
- Assess quality of work performed by team members and supply constructive feedback or praise when necessary
- Must insure all staff stays abreast of all training initiatives
- Address resident concerns including but not limited to: property repairs, neighbor disagreements, renewal agreements, etc.
- Validate all applications of residents for accuracy
- Implement marketing strategies to promote resident retention and to attract new residents
- Understand the local market and shop similar complexes to gain a competitive advantage
- Provide top-notch customer service to all residents and employees
- Prepare monthly/weekly/ daily reports as required by corporate
- Gathering and compiling current market and economic information
- Address staffing needs
The Necessities:
- Bachelor's Degree is preferred
- CAM
- New Construction/Lease Up experience is required, Mid-Rise Manager role experience preferred
- At least five (5) years of experience in the property management industry
- Clear understanding of all basic office equipment - fax machine, printer, PC, etc.
- Clear grasp of federal fair housing laws and any applicable local housing provisions
- Ability to read, write, understand, and communicate in English
- Proficiency in Microsoft Office Suite and ability to quickly learn other software applications
- Exceptional customer service abilities
- Ability to communicate in a professional manner
- Ability to handle conflict resolution with both resident and staff
- Ability to source, interview and manage a team
- Ability to prioritize, set, and meet deadlines
